As a first time homebuyer, with no knowledge of how the process works, Sue was by my side every step of the way. Sue has a great understanding of the area and helped me narrow down my search based on what I was looking for. Sue is very intuitive and it wasn't long till she knew better than I what it was that I really wanted based on my reactions to the various homes we saw. In a market where everything was selling very fast she made sure I was one of the first ones to see a property of interest, even getting me a showing within an hour of me requesting it. She was very responsive whether I reached out by text, phone or email, no matter how frequently I contacted her or how many questions I had. Sue was there for me throughout the whole process. She helped me find a lender that I felt comfortable with and made sure I always had the information I needed. Dealing with less than cooperative sellers, Sue was firm and made sure that everything went as agreed upon so I could have a successful closing and move into my new home. I highly recommend Sue and she will be my first call the next time I want to buy or sell.

Sue helped me buy my condo in Summer 2019 and most recently helped me sell it in Fall 2021. As a first time buyer and seller, Sue guided me through each process making it clear what I had to do at each step along the way and she took care of the rest. Sue came highly recommended to me from both of my sisters. She assisted them in finding and buying their first homes. When looking for a home I expected the experience to be terrible and long. Sue made it the complete opposite. My boyfriend and I contacted Sue in the beginning of 2016, and we found our house by 3/2016. Settled in April. Without Sue's knowledge, patience, and drive we would have never found our dream house. I would HIGHLY recommend Sue to anyone looking into a new house, especially first time home buyers. Sue has such confidence in what she did that I knew we were in the right hands.

Susanne Modica is a true professional and has a high degree of expertise in real estate negotiation. I had answers to my questions before I even asked! Sue was incredibly responsive with emails and phone calls being replied to in minutes -- every time. She made me feel like I was her #1 client. My family was moving to the area and did not know much about the different areas around Columbia. Sue was excellent in showing us multiple homes that fit our specifications. At the closing table, there was a disagreement over payment for a repair. Sue personally ensured that there was no cost to us and that the repair was made. She continued to follow up with us well after the closing.

Sue guided us through the sale process with professionalism and integrity. She kept us informed every step of the way, answering our many questions as first time sellers. Sue is amazing. She showed me what felt like a thousand homes and was ready to go at a moment's notice. After missing out on a home with a previous realtor, I am happy that I switched. Everything from the offer, to the home inspection, dealing with the mortgage processors and appraiser, she knocked it out. I can't say enough good things about her. She was always there, even a few late nights!! She will get it done!

Sue was very professional and very quick when helping us buy our home in 2011. She showed us houses that were completely in our budget. We explained to her what we did and did not want and she got us the perfect house. We had a huge problem with our loan, and she helped us immediately and we closed within a week! Sue listened to me from the beginning. She heard what I wanted, did not want and where I wanted to be located and why. As our search for our new home progressed, she understood when a few components changed and FOUND THE PERFECT HOUSE for me. Her knowledge of the market, inventory, neighborhoods and the process is unparelleled and frankly, she made the deal happen when the other side was less than responsive. I felt like I was her top priority and there was no drama on our side!

I used Susanne Modica as my agent around July of 2008 in search for a house, after coming from apartment living. She took me through the search process of looking for what I was looking for as in area, quite neighborhood and tree-scape. She always made sure that where she brought me, she gave me a little history of the area. On occasions where I've located some homes, her turn-around in getting me in to see the homes took her no time to set up for me to do a walk though of the homes. Her organization was impeccable to the point she would organize the furthest homes to review first and then brought you back to your point of origination. In closing, I had close on a home during the 1st week of August
